Land use decision making is influenced by various factors including tenure security, natural disasters and farm characteristics. This study assesses the economic implications of land ownership security in rural Thailand. It uses data from this country to rigorously analyze several aspects of land ownership security. It provides both qualitative and quantiative information on the effects of ownership security. The study presents a conceptual model and literature review and is followed by separate discussions on the evolution of land rights in Thailand; the study methodology and the nature of the data; and the credit market.

To disentangle the issue concerning which dimensions of land rights, among security, tradability and pledgeability, affect agricultural outcomes, this paper exploits a unique partial land rights entitlement programme in Thailand, which guarantees only security, allows a limited access to credit, and prohibits any land sale. Based on an instrumental variable strategy, I find that the entitlement increases (1) second rice but not major rice productivity, (2) land use intensity, and leads to changes in (3) land use pattern, (4) land-related investment, and (5) better soil quality.
