    Paul Wolfowitz, President of the World Bank, congratulated the editorial team of National Geographic for the special issue on Africa. National Geographic has played a unique role in broadening the knowledge of the world. The World Bank partnered with National Geographic to produce a full-color wall map to raise awareness of the millennium development goals (MDGs) and to highlight each country's progress. We often hear about an Africa that is ravaged by poverty, disease and conflict. There is another face to Africa, one of hope, ambition, energy, intelligence and achievement.

    This article solves and characterizes optimal decision rules to invest in irreversible land improvements conditional on land tenure insecurity. Economic model is a normative dynamic programming model with known parameter for the one period returns and transition equations. The decision rules are solved numerically conditional on alternative scenarios on the likelihood that the lease contract and, thus, farmer access to land is either renewed or expires. The model parameters represent Finnish soil quality and production conditions.

    Since 2004, we have witnessed an increased demand in the acquisition of agricultural property, both by individual farmers and entities not previously associated with agriculture. A significant increase in the transaction prices of agricultural real estate in recent years has been caused by the impact of limited agricultural land supply and external factors related to the functioning of Polish agriculture in the economy of the European Community. The value of agricultural real estate is affected by many factors that are taken into account when determining the value of real estate.

    This paper presents an analysis of agricultural contracts using a transaction costs approach. We contend that in a context of modern agriculture, with well defined property rights, agricultural contracts must balance costs and benefits, aligning tenant and landlord incentives towards a similar objective. The study debates the potential effects of tenancy status and duration of contracts, over soil conservation and input use.

    Land as a resource of agricultural production is not fully exploited in Latvia, as approximately 400 thousand ha, according to the data in the identification system of agricultural parcels, were undeclared for the Single Area Payment Scheme in 2012 and, of the agricultural area, 10 % was uncultivated and 2% was overgrown. It creates unique opportunities and a potential for enhancing the management and use of land in the future to increase the output of agricultural products.

    The following article contains analysis of role played by the Agency of Agricultural Estates (in Polish: Agencja Nieruchomosci Rolnych – ANR) in the process of forming local development in rural areas. The Agency is in possession of the Resources of Agricultural Estates of National Treasury (in Polish: Zasoby Nieruchomosci Rolnych Skarbu Panstwa - ZNRSP). Due to wide-scale possibilities of acting, it has right to influence the estate market, housing economy, and development possibilities of rural municipalities.

    Agricultural land is being converted into rural residences at historic rates. Landholders and residents of amenity rich Sublette County, Wyoming were surveyed concerning preferences for land use controls. Logit models are estimated for policy approval. Private choice variables rather than public choice variables are the primary determinants of policy approval.
