Spain ceded Guam to the US in 1898. Captured by the Japanese in 1941, it was retaken by the US three years later. The military installations on the island are some of the most strategically important US bases in the Pacific.
Guam is a presidential democracy. Guam is a self-governing unincorporated territory of the US.

This Chapter provides for the management and other matters of Government land. It consists of 8 Articles divided into sections. Article 1 contains general provisions. The Department of Land Management shall have authority of all government real property for purposes of this Chapter. The Director of Land Management may, when necessary, reserve or set aside government real property not reserved by law for specific public use for the future use of any other department or agency of the government pursuant to section 5.
Landowners Recovery Fund – Chapter 74 of 12 GCA - Autonomous Agencies.
This Chapter provide for the setting up of a Fund for the additional financial compensation of persons who have suffered economically from expropriation for the benefit of the United States of America in the past and have not been sufficiently compensated before.
Land Claims Loan Revolving Fund - Chapter 72 of 21 GCA “Real Property”.
There is created the "Land Claimants Small Loan Revolving Fund" to grant loans to those persons who are eligible to bring proceedings for additional compensation under the provisions of section 204 of the Omnibus Territories Act of 1977 for additional compensation for land acquired by the United States between July 21, 1944 and August 23, 1963, in the manner provided by such statute.
Estates in General – Chapter 3 of 21 GCA “Real Property”.
This Chapter provides for a series of general matters with respect to real or immovable property such as classification of estates, the definition of ownership issues, limitations on full ownership, reversions, remainder of former estate, suspension of ownership, limitations on Life Estates, rights of heirs of life tenants, etc. Estates in real property, in respect to the duration of their enjoyment, are either: estates of inheritance or perpetual estates; estates for life; estates for years; or estates at will.
Effect of Recording or of the Want Thereof - Chapter 37 of 21 GCA “Real Property”.
This Chapter concerns the recording of conveyance of real property and the effects of recording. The term conveyance embraces every instrument in writing by which any estate or interest in real property is created, alienated, mortgaged, or encumbered, or by which the title to any real property may be affected, except wills. Every conveyance of real property acknowledged or proved and certified and recorded as prescribed by law from the time it is filed with the Director of Land Management is constructive notice of the contents thereof to subsequent purchasers and mortgagees.
